Big Mountain HOA

The Design Review Board (DRB) was established by the Resort pursuant to Article VIII of the Second Restated General Declaration for Big Mountain Resort, Flathead County, Montana (also known as Whitefish Mountain Resort).  Our homeowner’s association – which at the time was named Big Mountain Resort Association – signed that Declaration agreeing to abide by the Design Review Board Guidelines.  Specifically our HOA agreed: “In order to preserve the natural beauty of Big Mountain Resort and its setting, to maintain Big Mountain Resort as a pleasant and desirable environment, to establish and preserve a harmonious design for the recreational resort and   community, and to protect and promote the value of Property, exterior design, landscaping and use of all new development and additions, changes or alterations to existing use, landscaping and exterior design and development shall be subject to review.”  Our Second Restated Bylaws of Big Mountain Homeowner’s Association, Inc. (formerly known as Big Mountain Resort Association) also include reference on page 9 that “…each Homeowner shall comply with all provisions of the Declaration…”

The Design Review Board created the Whitefish Mountain Resort Design Guidelines to help us comply.  The Guidelines clearly state that it is the responsibility of all Owners to be sure they have current guidelines and have carefully reviewed all applicable sections of the Second Amended and Restated General Declaration.  These documents are linked to this website for ease of reference. 

To summarize our commitment to comply, anything that affects the exterior appearance of your home or yard -- including exterior remodeling, lighting, deck or patio enlargement, installation of a hot tub, building additions, roofing replacement, landscaping -- is subject to review by the Design Review Board.  Please refer to Article VIII, Section 8.4 of the Second Restated General Declaration for a complete description of the requirements.   

The Declaration specifies that a member of the BMHOA shall hold a position on the Design Review Board.  Currently, our representative is Brett Oemichen (Sun Rise Ridge), who can be reached at (406) 730-1519.  Please contact him with questions or concerns.  Applications for exterior modifications can be submitted to Nick Polumbus, chair of the DRB, at: nickp@skiwhitefish.com prior to doing any exterior work.    The BMHOA Board is not involved with, or part of, the Design Review Board - it is a Resort entity.
